I took every single one of these insider details that I’m about to share with you and used them to grade properties all across North Florida, so if this checklist feels a little overwhelming, I’ve got you covered!

When you're looking at property photos, don't just look at how pretty the furniture is (we can always enhance the vibe!). Look at the layout. Is there a seamless transition from the indoor living space to the outdoor patio? For a luxury event, you want a natural flow where guests can mingle with a cocktail in hand without bottlenecking in a narrow hallway.

2. Natural Light and "Hero" Backdrops

As a designer, I’m always scouting for the "hero shot"—the place where the cake cutting, the main toast, or the primary photo op will happen. Look for properties with massive windows, stunning architectural features, or manicured outdoor spaces. High-end lighting design looks best when it has a gorgeous canvas to play off of.
